## Plays That Work

**In short:** 5 outbound plays for construction companies, each tied to a trigger you can spot.

**Outbound plays for construction companies**

| Play | Channel | Trigger | Angle | Example first line |
| --- | --- | --- | --- | --- |
| Site plan or permit filed | Email | A developer files a site plan, rezoning or building permit application for a commercial project. | Write to the developer's Director of Construction about preconstruction budgeting before a general contractor is chosen. | I saw the site plan [Company] filed for the new building, and we can price it in preconstruction while the design can still change to fit the budget. |
| Architect wins a commission | Email and LinkedIn | An architecture firm announces a new commission for an office, clinic, school or industrial building. | Write to the principal or project architect about joining the bid list for projects they are designing. | Congrats on the new commission, and we would like to be on the bid list when [Company] takes it to pricing. |
| General contractor wins a project | Email | A general contractor announces a project award or a public agency posts the award. | Write to the GC's chief estimator or project manager with your trade, bonding capacity and prequalification packet so they can add you for buyout. | Congrats on the recent award - our prequalification packet is attached so [Company] can add us to the bid list for buyout. |
| New facility announced | Email | A manufacturer, distributor or health system announces a new plant, warehouse or clinic, or buys land for one. | Write to the VP of Operations or Director of Facilities about design-build delivery and an early budget and schedule. | I saw [Company] bought land for the new facility, and a design-build team can give you a budget and schedule before the drawings are finished. |
| Federal prime award | Email | A federal agency announces a construction award to a prime contractor. | Write to the prime contractor's project manager on a newly awarded federal job about your trade, and say up front that you can bond your scope. | Congrats on the federal award, and we can bond our scope so [Company] has the coverage it needs on the subcontract. |

## Campaigns or 1:1 Accounts?

**In short:** With 285,872 buyers and a typical deal of $50,000-$1,000,000 (estimate), volume outbound in Campaigns fits best.

**Lane check for construction companies**

| Check | Construction Companies | Points to Accounts (Coming) when |
| --- | --- | --- |
| Typical deal (estimate) | $50,000-$1,000,000 (value of one commercial project or subcontract), midpoint $525,000 | Over $15,000 |
| Buyer companies in Ken's database | 285,872 | Fewer than 25,000 |
| Suggested lane | Campaigns | Both checks pass |

Ken's estimate: a specialty subcontract or small tenant improvement at the low end and a small ground-up commercial building at the high end. Values vary widely by trade, region and project type.

Ken's view: when one deal is worth more than $15,000 and there are fewer than 25,000 buyers, each account is worth researching and writing to one by one. Otherwise volume wins: a Campaign of short email and LinkedIn sequences reaches more of the market for the same effort.

## Objections

**In short:** What buyers tend to say back to construction companies, and how to answer.

**Objections construction companies hear from buyers**

| Objection | How to answer |
| --- | --- |
| Our bid list is set. | Add us as an alternate for our trade. I'll send our prequalification packet with insurance, safety record and bonding letter so it's on file for the next job. |
| You've never worked for us. | True. Give us a budget number or one smaller job on your next project, and judge us on that before anything larger. |
| We're not starting anything this year. | Then this is a good time to price it. A preconstruction budget now shows what the project costs before you commit to the full design. |

## FAQ

### How do construction companies get clients?

In Ken's view, most commercial work comes from relationships with developers, owners and architects, repeat clients, general contractors' bid lists and public bids. Outbound puts you in front of owners and GCs before a project goes to bid, when a site plan, land purchase or new award shows work is coming.

### How do I get on a general contractor's bid list?

Send the estimator a prequalification packet before they need you, with your trade, project sizes, insurance certificates, safety record, bonding capacity and recent projects. Then ask to be invited on the next job in your range, and follow up each time they announce a new award.

### Do I need a bond for federal work?

Per FAR 28.102-1, federal law (formerly known as the Miller Act) requires performance and payment bonds for any federal construction contract over $150,000, and for contracts over $35,000 up to $150,000 the contracting officer selects payment protections. Line up bonding capacity before you chase public work. This is a summary of the federal rule, not legal advice.

### How long does it take for outbound to turn into work?

Months, sometimes longer. Owners pick GCs during design and GCs pick subs at buyout, so an email you send today pays off on a project that bids later. Track each prospect's projects and write again at each milestone.

### What does the CAN-SPAM Act require of a cold email?

In the US, the CAN-SPAM Act covers commercial email, and the FTC says it makes no exception for business-to-business email. Its requirements: no false or misleading header information, no deceptive subject lines, identify the message as an ad, include your valid physical postal address, tell recipients how to opt out, honor opt-outs within 10 business days, and monitor anyone who sends email on your behalf. Other countries have their own rules. This is general information, not legal advice.
